Rushcliffe Borough Council has adopted the East of Gamston/North of Tollerton Development Framework Supplementary Planning Document (SPD). The SPD includes a masterplan for the site which will guide the development and ensure the delivery of necessary supporting infrastructure including roads, schools and community facilities.

Thank you for visiting this website about Vistry Group’s proposals as part of the Gamston Sustainable Urban Extension (SUE).

Gamston SUE is an area which has been allocated for a new community of around 4,000 new homes, together with new schools including a secondary school and two primary schools, two local centres, significant areas of new public open space, sports facilities and land for employment opportunities.

A wider package of A52 works, including new access points to serve the SUE, and off-site highway improvements will be delivered at appropriate milestones, to be agreed with the highway authorities.

Vision

Our vision is to establish a sustainable new community
by delivering high-quality new homes to help meet local housing needs.

Accessible walking and cycling routes will connect the new homes with schools, parks, sports facilities and local centres, creating a cohesive and truly sustainable community. The development will incorporate distinct characteristics reflecting the site's historical context, including the conservation of the former runway alignments as linear 'Runway Parks' and the retention and enhancement of the listed pillboxes.

Proposals

Our proposals will deliver approximately 1,600 new homes,
offering a mix of house types, including a significant proportion of affordable homes to cater for a range of needs within the community.

A new primary school is an integral part of the development, providing essential education facilities for local families to support a growing population. The proposals also include a local centre, designed to accommodate a range of uses including retail, healthcare and community space. This centre will serve as a vibrant focal point for daily activities and services within the new community.

Recreational opportunities will be enhanced through the provision of sports pitches, encouraging active lifestyles and fostering community participation in a variety of sporting activities.

Significant areas of public open space are proposed, featuring children’s play areas, village greens, pocket parks, a Heritage Trail and Leisure Trail. These spaces will offer opportunities for leisure, relaxation and an appreciation of local history.

Sustainable drainage systems will be implemented throughout the development to effectively manage surface water and reduce the risk of flooding, promoting climate resilience.

We are committed to achieving a biodiversity net gain, ensuring the natural environment is enhanced and that local wildlife habitats are protected and improved as part of the development process.

A comprehensive package of infrastructure improvements will be secured through planning conditions and a Section 106 Agreement, ensuring that the necessary facilities and services are in place to support the new community.
